7 Signs Your Roof Needs Replacing

Roofs rarely fail overnight. Here are seven warning signs that your roof is near the end of its life, plus how to tell when a simple repair is enough.

Most roofs don’t fail all at once. They give warning signs for years, and catching them early can be the difference between a planned replacement and an emergency after a storm. Here are the signs your roof needs replacing, and how to tell when a repair is enough.

You can check most of these from the ground with binoculars, or from inside your attic with a flashlight. Please don’t climb onto the roof yourself.

1. The roof is getting old

Age is the first thing to consider. Many asphalt shingle roofs last roughly 20 to 30 years, depending on shingle quality, ventilation and installation. If your roof is in that range, or you don’t know how old it is, it’s worth a professional inspection even if nothing looks wrong yet.

2. Curling, cupping or cracked shingles

Shingles should lie flat. Look for:

  • Curling: edges turning up
  • Cupping: the middle sinking while the edges lift
  • Cracks and brittle-looking shingles

These are signs the shingles are drying out and losing their ability to shed water. A few damaged shingles can be replaced, but if it’s happening across the roof, replacement is usually the better investment.

3. Missing shingles

Strong winds can tear off shingles, especially older ones. One or two missing shingles is a repair. But if shingles keep blowing off after every storm, the roof is telling you it’s worn out.

4. Granules in the gutters

Asphalt shingles are covered with granules that protect them from the sun. As shingles age, they shed granules, which collect in your gutters and at the bottom of downspouts. Bald or dark patches on the roof mean the shingles are wearing thin.

(A new roof sheds some loose granules at first, which is normal.)

5. Daylight or water stains in the attic

Go into your attic on a sunny day:

  • Light coming through the roof boards means there are gaps.
  • Water stains, dark spots or damp insulation point to leaks.
  • Mold or a musty smell can mean moisture is getting in or the attic isn’t ventilated well.

6. Sagging

A roof line that dips or sags can mean the decking or the structure underneath is weakened by long-term moisture. This needs a professional inspection right away.

7. Leaks that keep coming back

If you’ve repaired leaks more than once, or new leaks keep showing up in different places, patching may no longer be worth the money. Repeated leaks also risk damage to ceilings, insulation and framing.

Repair or replace? A quick guide

A repair is usually enough when:

  • The roof is relatively young
  • The damage is in one area (a few shingles, one vent, one chimney flashing)
  • The decking underneath is solid

Replacement makes more sense when:

  • The roof is near or past its expected lifespan
  • Damage is spread across the roof
  • There’s sagging or widespread moisture in the attic
  • Repairs keep adding up

Philadelphia and South Jersey weather is tough on roofs

Freeze-thaw cycles, ice dams, summer heat and coastal storms all take a toll. Clogged gutters make it worse by letting water back up under the shingles in winter. A roof check each spring and fall, plus clean gutters, goes a long way. Read more in our guide to gutter guards.

FAQ

Frequently Asked Questions

How long does an asphalt shingle roof last?

It depends on the shingle quality, installation, ventilation and weather. Many asphalt shingle roofs last roughly 20 to 30 years, and architectural shingles generally outlast basic 3-tab shingles. A roof that was poorly ventilated or installed may wear out sooner.

Can a leaking roof be repaired instead of replaced?

Often, yes. A leak from a damaged flashing, a cracked vent boot or a few missing shingles is usually repairable. Replacement makes more sense when the roof is old, the damage is widespread, or leaks keep appearing in new places.

Is it safe to inspect my own roof?

You can check a lot from the ground with binoculars and from inside the attic with a flashlight. Walking on a roof is dangerous, especially when it's steep, wet or icy, so leave on-roof inspections to a professional.
