Most people only think about the attic when they need the holiday decorations. Yet that space overhead has a big effect on how comfortable your home feels, how much you spend on heating and cooling, and how long your roof lasts. Our attic services in Philadelphia focus on the projects that keep attics dry, well insulated, properly vented and easy to use.

Home Exchange has been renovating homes and buildings since 1986 and has served Philadelphia since around 2005. Many of the row homes and twins around Frankford, Mayfair and Port Richmond have older, shallow attics with little insulation and tricky access. We know how to work in those spaces safely and leave them better than we found them.

Attic insulation in Philadelphia homes

Heat rises, and in an under-insulated home a lot of it goes straight through the ceiling and out the roof. In summer the opposite happens: the attic bakes and pushes heat into the bedrooms below.

We start by checking the depth, type and condition of your existing insulation. Old insulation can be compressed, damp or patchy where people have walked across it or where wiring and ductwork were added. From there we recommend the right approach, which may include:

  • Adding insulation on top of what’s already there
  • Removing wet or damaged insulation first
  • Air sealing gaps around light fixtures, pipes, chimneys and top plates
  • Insulating and weatherstripping the attic hatch or stair

Air sealing is the step many people skip, and it often matters as much as the insulation itself. Your heater and air conditioner shouldn’t have to work overtime to make up for leaks you can’t see.

Attic stairs and attic doors

If reaching your attic means hauling a ladder and pushing up a loose panel, you’re far less likely to use that space. We install pull-down attic stairs so you can safely use the attic for storage. We also repair or replace warped, damaged or poorly fitting attic doors and hatches.

Every installation includes proper framing, a sturdy attachment and insulation on the stair door. An uninsulated hatch is basically a hole in your ceiling.

Ventilation, vents and attic fans

A healthy attic breathes. Air should come in low at the soffits and leave high at ridge or gable vents. When vents are blocked by insulation, debris or paint, moisture and heat build up.

We clean and clear vents, add baffles so insulation doesn’t choke the soffits, and install attic fans where they make sense. We also check that bathroom and kitchen exhaust fans vent outside rather than dumping warm, wet air into the attic.

Moisture, mold prevention and structural repairs

Your attic sits right under your roof, so any small gap or leak shows up there first. Left alone, moisture leads to mold, mildew and wood rot. Signs of trouble include dark stains on the roof decking, damp insulation, rusty nail tips and water marks on ceilings below.

When we find damage, we trace the source, replace rotted lumber and sheathing where needed, and fix the conditions that caused it. If the problem starts with the roof, our roof repair team can fix the leak, and we can handle the ceiling and drywall repairs below once everything is dry.

What affects the cost of attic work

  • Attic size and access. A tight crawl-in space takes longer than a walk-up attic.
  • Existing conditions. Removing old or wet insulation adds labor before new work begins.
  • Scope. Insulation alone costs less than insulation plus air sealing, ventilation upgrades and a new stair.
  • Hidden damage. Rot or leaks found along the way may need to be addressed first.

We explain what we find and what’s needed before any work starts, so there are no surprises.

How to prepare for an attic visit

  • Clear a path to the attic hatch or stairs and move stored boxes away from the eaves if you can.
  • Note any rooms that feel too hot or cold, and any stains you’ve spotted on ceilings.
  • Have recent energy bills handy if you’re curious about savings.

FAQ

Attic questions, answered

How do I know if my attic needs more insulation?

A quick look often tells you. If you can see the tops of the floor joists, the insulation is probably too thin. Other clues are uneven room temperatures, a furnace or AC that runs constantly, and icicles or ice dams in winter. We'll check the depth and condition of what you have and recommend what would make a real difference.

Can you install pull-down attic stairs in an existing hatch?

Often, yes. Many homes have a small hatch that can be enlarged and framed for a folding stair. We measure ceiling height and joist layout, confirm there's room for the stair to swing and land, then frame, install and insulate the opening so it doesn't leak air.

What causes mold in an attic?

Usually moisture with nowhere to go. Roof leaks, bathroom or kitchen fans venting into the attic, blocked soffit vents and warm house air leaking upward can all raise humidity. Fixing ventilation and sealing air leaks are the first steps. If the roof itself is leaking, we can coordinate roof repairs too.

Is an attic fan worth it?

It can be, especially in a Philadelphia summer, but only if the attic has enough intake ventilation and is sealed from the living space below. Without that, a fan can pull conditioned air out of your home. We'll look at your current vents and insulation first and tell you honestly whether a fan makes sense.
